What is included in a Home Valuation?

• Consideration of your needs and goals in selling your home.
• A Comparative Market Analysis based on nearby similar homes for sale and homes that have recently sold.
• A walk-through of your home whenever possible to identify unique characteristics and selling features to promote.
• Comparison with home values in other areas based on my general knowledge
• Consideration of competitive market trends such as home appreciation rates and mortgage interest rates.
• Consideration of the availability of homes for sale and the time it takes to sell a home.

You will make the final decision on the value of your home based on all the information I provide.  It is always the Seller's decision to set the sales price and the terms of the sale.

The sale price is not always the most important consideration.  Sometimes there is a need to more quickly sell, or a need to rent the home back after a sale, etc.  However, knowing the market value of the home is always the first step in setting a sale price!
