As a professional full-service and full-time Realtor, my goal is to help you get the maximum value for your home or property, and to make the transaction as informed and stress-free as possible. Most of the time-consuming and knowledge-based work actually occurs after a buyer makes a purchase offer, and the transaction should be professionally managed. In many other states, attorneys manage the home sale.
My standard fee is 6% of the purchase price, where I receive 3% and another Realtor (the Buyer Broker) receives 3%.
Many people consider these fees to be high, but are not aware that each Realtor has many office, marketing, insurance, vehicle, professional, and other expenses like dues, subscriptions, seminars, etc. In addition, the real estate company usually charges the Realtor a percentage, which varies depending on the company, but can be as high as 50% of the commission. A 3% commission can yield only 1.5% to the Realtor, who still has all those other expenses to pay. And then there are those taxes!
However, there are circumstances under which the commission can be fairly discounted, which are summarized by my Seller Six-Pack Program.
[1] Flat Rate Commission - For luxury homes where the fee is negotiated based on estimated marketing expenses. Also for homes priced under $200,000 where the standard commission does not adequately cover my time and expenses.
[2] 5.5 to 6% Commision - My standard fee in which your home is sold by me and purchased by a buyer represented by another Realtor, who receives 2.5 to 3%.
[3] 4.5 to 5% Commission - The same as [2] plus we work together to buy your new home.
[4] 4.5% Commission - Your home is sold by me and I also find and represent the buyer (this is called dual agency).
[5] 4% Commission - The same as [4] plus we work together to buy your new home.
[6] 3.5% - You are a family member and think I should work for free!
